Two tools for two needs
An interactive demo lets a prospect click through a reproduction of the interface, step by step: it serves the sale. A maintained video tutorial explains a flow to an existing customer, in the help center: it serves the long run. The two look alike when you create them, but not six months later.

Creating a tutorial is the easy part. What costs time is knowing which ones turned wrong after a production release.
